Meet Lockwood

Lockwood Property Management is a two-owner shop in Fort Worth that runs about 130 doors across single-family homes and small multi-family properties in Tarrant County. Jamie and Sheri have been in real estate their whole lives — Jamie as a lifelong handyman and small-portfolio landlord, Sheri from a title-company and family-PM background.

They're not trying to become a 5,000-door institutional operator. They're trying to run a healthy family business, take care of the owners who trust them, and keep their evenings free. Everything they need in a software tool falls out of that.

Before KeyTurn: paying $280 a month to fight with software

Lockwood spent years on AppFolio. It's a good product for large institutional shops, but for a 130-door family operation, it felt like renting a semi-truck to run errands.

$280 / month minimum
AppFolio's advertised floor for a portfolio Lockwood's size — before any add-ons for tenant screening, e-lease, or premium support. Over a year, that's $3,360 in software subscription alone, not counting per-transaction fees.

The subscription was only half the story. The daily friction was:

The turn

In early 2026, Jamie and Sheri's son — an attorney who'd spent a year watching them wrestle with AppFolio at family dinners — started building KeyTurn from scratch, specifically for the kind of shop they run. Lockwood became the first live customer.

We were spending an entire afternoon every month just building statements. Now I click a button, look them over while I drink my coffee, and they're out the door before nine. — Sheri Hagwood, co-owner, Lockwood Property Management Placeholder quote — pending Sheri's sign-off

What Lockwood is doing with what changed

The point of good software isn't the software. It's what the operator does with the time and attention it gives back.

Since moving to KeyTurn, Jamie has picked up more of the maintenance work he actually enjoys — walking properties, meeting vendors, handling turnover — instead of spending afternoons formatting owner statements. Sheri has stopped dreading the 1st of the month. They've taken on a handful of new owner-clients without needing to hire, because the per-door overhead dropped.

And when a tenant has a problem at 10pm on a Sunday, they don't need to route it through a ticket system. The portal takes photos, the request lands in the maintenance queue, and Jamie sees it on his phone in the morning.

It used to feel like I worked for AppFolio. Now the software works for me. — Jamie Hagwood, co-owner, Lockwood Property Management Placeholder quote — pending Jamie's sign-off

A note from the founder

I built KeyTurn because I got tired of watching my mom fight with software at family dinners. She'd been doing property management for years and knew exactly what she wanted a tool to do. AppFolio and the rest of that stack were designed for a different customer — the 2,000-door institutional operator — and my parents were paying for features they'd never touch.

Lockwood is our first live customer. That means every rough edge, every missing feature, every awkward workflow got surfaced by the two people I'm most accountable to on Earth. When something breaks, my mom calls me. That's a level of quality control most SaaS founders don't get.

If you run a shop like theirs — a few dozen to a few hundred doors, family-owned or founder-owned, allergic to institutional software — I'd like to talk. I built this for you too.
